Thinking about buying a home in Edmonton but unsure where to begin? I wrote this guide to show you what happens from the first budget conversation to possession day. Each step gives you a practical action and a question to ask before you decide.

The main steps: Set a budget → speak with a lender → choose your needs and neighbourhoods → view homes and compare prices → make an offer → complete contract conditions → work with your lawyer and lender to take possession.

STEP 1: SET A REALISTIC BUDGET

Start with a monthly cost your household can comfortably manage. Include property tax, insurance, utilities, maintenance, and condo fees if the home has them. In addition to your down payment, plan for costs that may apply to your purchase, such as a home inspection, legal work, moving, and other closing expenses. Ask your lender and lawyer for estimates that fit your circumstances.

The largest mortgage a lender thinks you may qualify for is not necessarily the amount you want to spend. Leave room in your budget for repairs and unexpected costs.

STEP 2: SPEAK WITH A BANK OR MORTGAGE PROFESSIONAL

Ask about mortgage pre-approval, proof of income, the source of your down payment, existing debts, and the funds you may need at closing. Find out what the lender has actually reviewed. If they offer a rate hold, ask when it expires and what conditions apply.

Pre-approval can guide your home search, but it is not final approval for a particular property. After you have a purchase agreement, the lender may still review your finances and the home. Read my Edmonton mortgage pre-approval guide for more detail.

STEP 3: CHOOSE AREAS, HOME TYPES, AND VIEW PROPERTIES

List what your household needs: bedrooms, parking, travel time, schools, and how much maintenance you can take on. Use those needs to compare detached houses, townhouses, and condos. If school access matters, ask the school division about the exact property address, available programs, and eligibility.

During a showing, consider the layout, visible signs of moisture, the condition of what you can observe, and repairs a qualified inspector may need to assess. Try the commute at your usual travel time. Compare the asking price with relevant recent sales; attractive photos or a low list price do not tell the whole story. STEP 4: UNDERSTAND YOUR OFFER BEFORE SIGNING

An offer includes more than the purchase price. Check the deposit amount and due date, included items, possession date, conditions, and each condition deadline. The terms should fit the property and the risks you are prepared to take. Ask your REALTOR® to explain anything unclear, and direct financing and legal questions to your lender and lawyer.

If the seller accepts your offer, follow the signed contract for the deposit. Confirm payment instructions through a trusted channel before transferring funds.

STEP 5: COMPLETE YOUR CHECKS AND CONDITIONS

Depending on the contract, you may need to arrange financing, a home inspection, or a review of condo documents by specific deadlines. Send the property details to your lender promptly. If your contract has an inspection condition, book the inspection, read the report, and ask the inspector about anything you do not understand. For a condo, review the documents and ask about fees, rules, and the building’s finances.

Put every deadline in your calendar. If you need more time, raise it before the deadline; an extension requires the parties’ proper agreement. Do not waive a financing condition just because you have a pre-approval without understanding the risk if final financing or the property appraisal does not work out.

STEP 6: CLOSE THE PURCHASE AND GET THE KEYS

After the contract conditions have been addressed, your lender and lawyer will explain the documents, remaining funds, and deadlines. Arrange home insurance, utilities, and your move. Ask your lawyer and REALTOR® when closing is expected to finish and the keys may be available; leave some flexibility in your moving plans.

COMMON QUESTIONS

Do I need a mortgage pre-approval before contacting Christy?

No. We can begin by talking about your needs and plans. Speaking with a lender early will help you set a budget and understand which documents to prepare.

Once the seller accepts my offer, am I certain to get the home?

Your contract may still have conditions to complete on time, followed by closing steps with your lender and lawyer. Review the dates in your own agreement carefully.

Can Christy help me buy outside North Edmonton?

Yes. I focus on North Edmonton and help buyers across Edmonton. We can choose areas based on your budget and daily life.
