Calder is an established neighbourhood on Edmonton's north side. If you are looking for a home here, consider each property's location relative to school, the library, the park, and your daily routes. Most of all, examine the condition, documentation, and price of the specific home you are considering.
Start with your budget, preferred home type, commute, and school needs. Visit at the times you would normally travel, then compare homes that meet those priorities.
STEP 01 — EXPLORE CALDER HOMES
The City of Edmonton's neighbourhood profiles describe Calder's development over several periods. Homes can therefore vary in age, size, and condition. Avoid assigning one price to the whole neighbourhood: compare recent sales of similar properties and account for possible repair costs.
STEP 02 — CHECK THE SCHOOL AND LIBRARY
Calder School serves kindergarten through Grade 6 at 12950 118 Street NW. The Calder library branch is at 12710 131 Avenue NW. The nearest school is not automatically the designated school: check your exact address with Edmonton Public Schools, then ask about programs and available space.
STEP 03 — VISIT THE PARK AND SURROUNDINGS
The City lists Calder Community Park at 12721 120 Street NW. Try the walk from a prospective home to the park. Look at sidewalks, crossings, and the local places your household would actually use.
STEP 04 — TEST YOUR ROUTE AND CHECK ROADWORK
If you take transit, check current routes and schedules with Edmonton Transit Service. If you drive, test the trip at your usual commute or school pickup time. The City's 132 Avenue Renewal project includes an area affecting Calder; check its latest update for your route.
STEP 05 — ASK ABOUT THE SPECIFIC HOME
01. When was it built, what was renovated, and is documentation available?
02. What is the condition of the roof, windows, heating, electrical, and plumbing?
03. If the basement has been altered, what permits and related records are available?
04. Does this address work for your school, commute, and daily life?
05. How does the asking price compare with similar recent sales after considering the home's condition?
Consider an inspection and appropriate conditions in your offer. If you are just getting started, see my Edmonton homebuying guide and mortgage pre-approval guide.
