STEP 01 | REVIEW EDMONTON’S MARKET OVERVIEW

The figures below apply to the single-family property category in the September 2026 Edmonton report.

Market measure September 2026 Compared with September 2025
New listings Approximately 2,430 Up 6.78%
Unconditional sales Approximately 1,230 Down 6.12%
Average sale price Approximately $526,000 Up 1.85%
Median sale price Approximately $490,000 Essentially unchanged
Average days until sale 44 days 40 days last year
Average sale-to-asking-price ratio 97.8% 98.4% last year
Sales-to-new-listings ratio 50.6% 57.5% last year

Average price and median price: The average price is the total value of sales divided by the number of sales. The median price is the middle price when sales are arranged from lowest to highest. These measures offer different views of the market, but neither represents the value of every home.

For buyers: More new listings and a slower sales pace may provide additional choices and opportunities to negotiate.

For sellers: The average sale price remained above last year’s level. However, careful pricing and good preparation still matter when buyers have more choices.

STEP 02 | EXPLORE NORTH CENTRAL EDMONTON

Christy specializes in North Central Edmonton. September sales data for this area shows:

  • 186 homes sold.
  • Average sale price: $466,196.
  • Average time on market: 45 days.
  • Homes sold for an average of 97.4% of their recorded asking price.
Listing status Listings
Active 543
Pending 54
Sold — September 1–30 186
Expired 49
Terminated 114
Withdrawn 2

How to read this table: These totals reflect listing statuses in the data, rather than new listings or status changes during September. Only sold dates confirm September 1–30 transactions. The data contains 948 single-family listing records; separate listings may represent the same property, and some records appear to be land listings.

STEP 03 | COMPARE NEIGHBOURHOOD RESULTS

WELLINGTON — SHORT SELLING TIMES

Three Wellington sales averaged 15 days on market and 100.6% of asking price. This small sample suggests that well-priced, well-prepared homes attracted strong offers.

KLARVATTEN — SALES CLOSE TO ASKING PRICE

Nine Klarvatten sales averaged 99.1% of asking price, with an average of 58 days on market. Sale prices held relatively close to asking prices despite a longer selling period.

KILLARNEY — OPPORTUNITIES TO EXPLORE NEGOTIATION

Six Killarney sales averaged 92.4% of asking price, representing an average discount of 7.6%. Average time on market was 52 days.

CALDER — ANOTHER AREA TO WATCH

Four Calder sales averaged 94.2% of asking price, representing an average discount of 5.8%. Average time on market was 72 days.

A discount from asking price does not automatically mean a bargain. Killarney and Calder may be worth exploring if you are looking for negotiating room. Compare recent similar sales, property condition, and potential repair costs before assessing an opportunity.

Neighbourhood ratios are the average of each home’s sold price divided by its recorded list price, which may differ from its original asking price. With small sales samples, individual properties can strongly influence the results.

STEP 04 | FOLLOW MORTGAGE RATES AND OWNERSHIP COSTS

The information below reflects the October 4, 2026 update accompanying the September report. Follow the source links to check the latest information.

MORTGAGE INTEREST RATES

According to the October 4, 2026 update, the Bank of Canada’s policy rate was 2.25%, with its next announcement scheduled for October 28, 2026.

The policy rate is not the mortgage rate every borrower receives. Your actual rate depends on your application and the lender’s mortgage product.

A fixed rate provides interest-rate stability throughout the term. A variable rate can change and affect borrowing costs. When buying or renewing, compare payments, penalties, prepayment privileges, and any available rate hold.

EDMONTON’S 2027–2030 BUDGET

According to the update accompanying the report, Edmonton planned to present its proposed four-year budget to Council in November, followed by deliberations in December 2026. Decisions will affect municipal services, infrastructure, and property-tax requirements.

At the time of that update, future tax increases had not been finalized. Each homeowner’s bill also depends on the property’s assessed value and the applicable tax rates.

STEP 05 | PREPARE YOUR BUYING OR SELLING PLAN

If you are buying: Set your budget, identify suitable neighbourhoods, and decide what property condition you can accept. Use comparable sales to assess the asking price before negotiating.

If you are selling: Compare your home with recent sales and competing listings. A citywide average price does not replace an analysis of your individual property.
