CHOOSING A NORTH EDMONTON AREA

A HOMEBUYER’S GUIDE

Which North Edmonton neighbourhood should you choose? There is no single answer for every buyer. Start with your budget, daily trips and what your household needs. Then compare the homes currently for sale in each area.

I’m Christy Tien Le, REALTOR® with eXp Realty. I live on the north side of Edmonton and specialize in helping buyers explore North Edmonton. I can work through these steps with you in English or Vietnamese.

THE SHORT ANSWER
Pick two or three areas to explore. For each one, check available homes and costs, your daily routes, school options if needed, and the condition of each property. Visit the area before you decide to make an offer.

STEP 01 — SET A COMFORTABLE BUDGET

Ask a lender or mortgage professional what you may qualify to borrow. Then choose a monthly cost that works for your life. Include mortgage payments, property taxes, insurance, utilities and money for maintenance. For a condo or another home with shared fees, include those fees too.

What you can borrow may be more than you want to spend. For the full process, read my step-by-step Edmonton homebuyer guide.

STEP 02 — LIST YOUR MUST-HAVES

Choose three to five things your household needs most. You might need three bedrooms, parking for two cars, a yard, a workable commute or access to a school program. Keep these separate from things that would simply be nice to have, such as paint colours.

A beautiful home might not work if your everyday trip is too hard. A home that needs fresh paint could still be worth seeing if it meets your main needs.

STEP 03 — TEST ROUTES AND CHECK SCHOOLS

From a home you like, test the trip to work, school, shops and places you visit often. Travel at your usual time. If you take transit, check current routes and schedules with Edmonton Transit Service.

If schools matter, search using the home’s address in Edmonton Public Schools’ Find a School tool. Then confirm programs and admission with the school. The closest school is not always the school designated for an address.

STEP 04 — LEARN ABOUT THE AREA AND EACH ADDRESS

The City of Edmonton’s neighbourhood profiles can help you learn about an area. Then walk or drive the streets where you are considering homes.

One neighbourhood can have several home types and many different streets. A neighbourhood name cannot tell you whether a particular house is in good condition. Look at its roof, windows, heating, basement, parking and relevant property records.

STEP 05 — COMPARE TWO OR THREE AREAS

You do not need to research every neighbourhood at once. Choose two or three that meet your main needs and write a short note for each:

01. Are suitable homes currently for sale within your budget?
02. Do your daily routes work?
03. Have you checked the schools or facilities you need?
04. What repairs might each home need?
05. Does the total cost feel comfortable?

FREQUENTLY ASKED QUESTIONS

WHICH NORTH EDMONTON NEIGHBOURHOOD IS BEST?

That depends on your budget and needs. Compare real homes for sale, your daily routes and the services you use.

DOES A HOME NEAR A SCHOOL GUARANTEE ADMISSION?

Do not assume it does. Use the school finder for the exact address and contact the school about its programs and admission.

SHOULD I CHOOSE AN AREA JUST FOR A LOW ASKING PRICE?

Also consider the home’s condition, repairs, travel and monthly costs. The asking price is only one part of the decision.
