A HOMEBUYER'S GUIDE

Kensington is a neighbourhood in north Edmonton. When shopping here, evaluate each address: does the home suit your budget, school needs, commute, and daily routine? A neighbourhood name is a starting point. The particular home's condition and price determine whether it fits.

WHERE SHOULD YOU START?
Choose a comfortable monthly housing budget, decide what kind of home you need, and test the routes your household will use. For every property, review relevant records, its condition, and recent comparable sales.

STEP 01 — EVALUATE HOMES ADDRESS BY ADDRESS

The City of Edmonton's neighbourhood profiles can help you learn about Kensington's history and housing mix. They are a reference, not a statement about the price or condition of a home on the market today. Even two homes on the same street may differ in size, updates, parking, and maintenance costs.

STEP 02 — CONFIRM SCHOOL OPTIONS BEFORE BUYING

Kensington School is at 13410 119 Street NW. It offers several programs, and enrolment conditions and available space may change each school year. For 2026–27, the school reports that some planned classes are full. If school access matters to you, use Edmonton Public Schools' school finder and confirm the home's exact address, program, and current enrolment directly with the school. A Kensington address does not automatically guarantee admission to Kensington School.

STEP 03 — TEST ROUTES AND CHECK ROADWORK

Drive or walk from a prospective home to work, school, and shopping at the times you would normally travel. If you use transit, check current routes and schedules with Edmonton Transit Service. The City's 132 Avenue Renewal project includes an area connected to Kensington. Check its latest updates for your usual route.

STEP 04 — COMPARE PRICE AND CONDITION

Do more than compare asking prices. Review recent sales of similar property types and sizes, accounting for the home's condition and updates. At a showing, ask about the roof, windows, heating, electrical and plumbing systems, basement, and any permits needed for renovations. A qualified home inspector can help assess its technical condition.

STEP 05 — USE A CHECKLIST BEFORE MAKING AN OFFER

01. Set a budget that includes property taxes, insurance, and maintenance.
02. Confirm schools using the property's exact address and desired program.
03. Test your usual trips at the times you will travel.
04. Compare the home with relevant recent sales.
05. Review property information and consider an inspection and appropriate offer conditions.

FREQUENTLY ASKED QUESTIONS

DOES A KENSINGTON ADDRESS GUARANTEE A PLACE AT KENSINGTON SCHOOL?

Do not assume it does. Confirm designated schools and enrolment for the exact home address with Edmonton Public Schools.

SHOULD I USE AN AVERAGE NEIGHBOURHOOD PRICE?

Compare homes of a similar type, size, and condition. A neighbourhood average alone cannot tell you what a specific home is worth.
